Where is StoneBrook located?

We are in Fairport, on a 45 acre parcel of wooded land that includes hills, ponds, a stream and hiking trails. Twenty acres will remain forever green. The community’s main road, Stonebrook Dr., is located off Rt. 31 (Pittsford Palmyra Rd.). Thayer and Loud roads border our development. We are one mile east of Turk Hill Road; 4 miles east of I-490.

What are your rates?

Rental rates for the new townhomes start at $1580/month for a Finch townhome. Please call for a rate sheet or to discuss availability.

What is the term of the leases?

We offer 1-year leases.

What is included in the rent?

All of your exterior maintenance – landscaping, lawn care, snow removal and weekly trash collection and recycling. Utilities, cable TV and internet service are the responsibility of the resident.

All residents have access to the Community Clubhouse which include a large Gathering Room with TV and full kitchen; exercise room; swimming pool; BBQ area; dog wash and dog run.

Are there association fees or any additional fees?

If you own a pet, a one-time non-refundable fee of $250 per pet applies. Additionally, a monthly fee applies of $25 for each cat and $40 for each dog.

To reserve the Gathering Room in the Clubhouse a small fee is required plus a deposit.

Lastly, renter’s insurance is required.

What type of restrictions do you have at StoneBrook?

1. Smoking. StoneBrook has a no-smoking policy – no smoking is allowed in the home or garage. This applies to tenants and their guests.

2. Pets. We are pet friendly but with restrictions. We allow a maximum of 2 pets per home (cats and dogs only). A one-time, non-refundable fee of $250 for each pet is collected at the time the lease is signed. In addition, a monthly fee applies of $25 for each cat; $40 for each dog. This added rent is paid monthly with the rent. Dogs must weigh less than 40 pounds and certain breeds are excluded from being considered: Akitas, Chows, Dobermans, Hybrid Wolves, Pit Bulls/Staffordshire Terriers, Rottweilers, Bull Terrier and Alaskan Malamute.

What are “cottages”?

Cottages are stand-alone homes. In some communities they are referred to as ranch-style homes, villas, patio homes or bungalows. They are distinguished by single-floor living – all of your necessities are housed on one level (bedrooms, bathrooms, laundry, kitchen, great room, etc.).

Do you accept pets?

Do you have Fairport Electric?

Yes, in part. We have gas heat and gas fireplaces, serviced by RG&E. But the remainder of the home is serviced by Fairport Electric (which will no longer allow new-builds to have electric heat).

Is this a 55+ community?

Currently under construction is our third and final section of townhomes and cottages. This section is designated as a "55+ community" indicating that most of residents will be 55 years of age or older. Additionally, residents in this section have a special amenity included in their rent -- every-other-week house cleaning!

Are there models to look at?

Yes, we have two furnished models that are open daily 12:00-4:00PM (closed Sunday). Simply stop at the Leasing Office within the Clubhouse for an information packet and you will be directed to the models.

How many homes are in the community?

When completed, StoneBrook will consist of 87 homes.
