What is included in the rent?

All of the exterior maintenance of the home – landscaping, lawn care, snow removal from the driveway and weekly trash and recycling collection. All residents have access to the StoneBrook Clubhouse which includes an exercise room, large Gathering Room, seasonal heated swimming pool, BBQ grill, dog wash and dog run.

Utilities, cable TV, internet service and landline phone service are the responsibility of the resident.

Are there association fees or any additional fees?

There are no association fees. Additional fees apply if the resident has a pet (cat or dog) in the home. Resident pays a one-time, non-refundable fee of $250/pet plus monthly pet “rent”: $25 for each cat and/or $40 for each dog. Two pets per home, please.

To reserve the Gathering Room in the Clubhouse for a private function a small fee is required.

Lastly, renters’ insurance is required.

What type of restrictions or rules are residents asked to abide by?

StoneBrook has a no-smoking policy. No smoking is allowed in the homes, garages, the Clubhouse or community areas. This applies to tenants and their guests.

Pets are welcome but with restrictions.

  • Maximum of 2 pets per home (cats and dogs only)
  • A one-time, non-refundable fee of $250 for each pet is collected at the time the lease is signed.
  • Additionally, a monthly pet applies of $25 for each cat and $40 for each dog.
  • Dogs must weigh 40 pounds or less.
  • Certain dog breeds are excluded from being considered, for example: Akitas, Chows, Dobermans, Hybrid Wolves, Pit Bulls/Staffordshire Terriers, Rottweilers, bull Terrier and Alaskan Malamute.

What are cottages?

Cottages are stand-alone homes distinguished by single-floor living, with all living necessities housed on one level (bedrooms, bathrooms, laundry, kitchen, great room). In some communities cottages are referred to as ranch-style homes, villas, patio homes or bungalows.

Do you accept pets?

We are a pet-friendly community, with restrictions:

  • A one-time, non-refundable fee of $250 for each pet is collected at the time the lease is signed.
  • Additionally, a monthly pet applies of $25 for each cat and $40 for each dog.

Are homes serviced by Fairport Electric?

Yes, in part. Our homes have gas furnaces (heat) and fireplaces, serviced by RG&E. But the remainder of the home is serviced by Fairport Electric

Is this a 55+ community?

One-third of the community is designated as “55+” indicating that most residents will be 55 years old or older. Homes in this part of the community have every-other-week house cleaning included in their rent.

Are there models to look at?

Yes, we have two furnished models that are open daily 12:00-4: 00 PM (closed Sunday). Simply stop at the Leasing Office within the Clubhouse, 30 Stonebrook Dr., for an information packet and you will be directed to the models.

How many homes are in the community?

There are 85 apartment homes to rent.
